Lakeway Towne Centre
This site is centrally located to serve as the new town center for the community. The property is situated on a western slope, characterized predominantly by a 10-20% gradient and a ridge-line saddle overlooking the community and major lake. This design solution integrates a 1.5 acre village green and community amphitheatre surrounded by on-street parking, sidewalks, and four-story store-front mixed-use buildings into the natural slope, terracing the uses to create a unique hill-town experience. The grading concept utilizes the natural topography to reduce the overall excavation and land preparation costs relative to previous concepts. The mixed-use town center includes 340,000 sf of office and retail, 130 residential units, a town hall, library, regional grocery, and two parking garages. The master plan also includes alley-loaded townhomes, single family residences, and a 220 unit senior living facility.
