The community concept was designed during an intensive two day planning charrette with the client, civil engineer, and architect. The program included the use of the clients existing three-story walk-up garden apartment originally designed for flat topography. We developed a solution to negotiate the 15% sloping hillside by tucking individual garages under the downhill side of the buildings. The San Marino community includes 300 luxury apartments, a community center, walking trails, and a 2,000 square foot office/daycare facility. The community is conveniently located a quarter mile of a TRAX rail platform.
