This site was presented by a developer with an interest to identify the highest and best use of the property for the purpose of entitling and reselling the project for profit. Two site plans were developed, the first of which is a single-family detached cluster home concept achieving 119 units for a density of 9.23 du/ac. The second concept is a three story luxury garden apartment concept with 288 dwelling units for a total of 22.34 du/ac.
